Cottage for 10 at Xmas

Anyone know of where to look to hire a cottage for Xmas week? It needs to sleep 10. Not Scotland/wales/Cornwall/further North than Birmingham etc, as that is too far for all the family to travel to.
I have tried googling, but it comes up with soo many cottage websites it does my head in looking at them all!!
From what i have seen so far, availability is few and far between. Have we left it too late for this year?

Any advice appreciated.;)
