    I would
    a)take photographs of the condition of the 'public' areas and your room when you move in
    b)be wary of having one name on utility bills-especially the bigger ones. Take meter readings when you move in -and record the serial no of the meter (this may not be relevant top your situation but one of my daughter's had a landlord that ran a meter scam.Different flats were wired to different meters which he arranged independently of the utility boards shall we say )
    c)Clarify the amount of bond and check that it gets registered
    d) Check the contract for 'joint and several liability'-this one's really a potential trap if someone drops out or doesn't pay rent

    Our old landlady would have let them in if we hadn't! She was quite happy snooping whenever she thought we weren't there...

    That is true but they could go for a search warrant and if you let them in second time they less likely to come back
