Halifax Underwriters

Hi

I have been accepted in principal for a mortgage from the Halifax. The problem is, this has happened twice to me before (diferent lendes) and both times I have been turned down by the underwriters, though neither time I have been told why. Both other times I have supplied bank statements and pay slips and my thoughts were that something on the bank statements may have put them off. This time I have cleared up my finances but they only want the pay slips not the bank statements. My question is, what could possibly go wrong now ? I realise that the survey is critical, but does anybody have any experience (good or bad) of Halifax underwriters and any issues that they are keen on ? I am desperate for this to go through but do not want to raise my hopes. Any help would be most appreciated please.

hi, im in exactly the same position as you are. agreed in principle applied in full on thurs - was told it was accepted by mortgage advisor now just waiting for them to confirm they got all payslips and information to finialise it.

dont want to get to excited but cant see what can go wrong and the waiting is killing me, so any feedback would be great

it has been stated on here many times that halifax underwriters are the most lenient

i didnt have to provide statements or wageslips but i bank with them so they had all my details already

if you have been turned down twice already maybe something on your credit file you have forgotten about or dont know of would be worth you checking yourself or it may be you have applied for a good deal and the lenders are being very selective

would check creditfile before you apply for anymore mortgages if halifax knock you back
  • They turned me over twice. On two separate properties I paid the £280 valuation fee only to be rejected at the final hurdle by the underwriters. I was issued a 'mortgage promise' by the mortgage broker, printed off from Halifax declaring that I was entitled to a mortgage of £70,505 and got rejected for an application of £56,500 (after deposit).

This has now made me even more concerned thanI was before. I read in a thread a while ago that an AIP from the Halifax isn't worth the paper it is written on as they have not carried out a full credit check, but the a Mortgage Promise is a different story as the credit checks have already been carried out ?

I have also read that there is a bad credit list which some companies refer to. Are any of these true ?

just had the broker on the phone, he says they just need another copy of my payslip as the one faxed wasnt clear enough.

he advised me it was a formality as all credit checks have been cpmpleted at this point they just need to sign it off once they have payslip mailed to them

i also got a mortgage promise from halifax which was for 154000 however im only borrowing 86000 i was told a they DO a credit check at this point

I'm also currently in the hands of the underwriters at Halifax.

AiP given initially, full application last week and credit checks clearly underway as I've been searched on Experian. No word on the valuation yet, but they've had the money and I'm just waiting for further information/feedback/requests. Should know in the next couple of days I suppose...

I've not got the most squeaky credit history, so I find myself relieved with the thought that the Halifax underwriters "are the most lenient". Although all my problems were years ago, you always wonder if they'll come back and bite you at the most inconvenient time.

    Fingers crossed.

Yes. The major lenders all share information through an organisation called NationalHunters. Primarily its to weed out fraud and black listed individuals.

Is there any way that the list held by National Hunters can be seen ? Can anybody check that their name is on such a list ?
