    no, i need to be chasing up the valuer to re-evaluate his original quote in the context of price comparables for similar properties and the structural survey.

    if he still refuses to increase his original valuation then i'm stuck....what they'll do is just subtract the roof work (which will be around or just under a grand) from the revised quote.

    so basically i need to know definitively how much they think it's worth before anything can be done.

    but isnt the point that they have undervalued the property BECAUSE they believe that the roof needs work? And thats why you had to go and get 3 quotes?

    they undervalued the property because of the work....but still valued it at five grand under with ALL the work done...therefore i want them revalue it with all the extra bits of info i've sent. and hence also if the vendor agrees to reduce by 3 or 4 grand, it'd be nearer to their valuation so less of a problem

    i had originally thought the builders quotes were for the valuation but the bs told me that they wouldn't afftect the valuation........it's for their benefit...ie whether they're going to keep a retention on funds etc.
