Workshop/ Garage or Space to rent

Hello,
I am trying to find some space for us to rent for our MMA training in Manchester (bury/ salford side but would consider nearby areas). We currently rent an old barn but unfortunately the guy we rent it off wants the space back soon so we need a small area (25ft by 25ft give or take a few feet), a old workshop, garage, unit or office would be perfect.
I have tried the usual gumtree, ebay, rightmove, egproperty and google but we are having no luck.
Does anyone else know where we can try or does anyone know of anybody that has a space that they would like to rent out. back in the day we rented out space in a gym but this became very restrcited for what we do, also we tried to merge with another mma club but it didnt work.
We do not really need much, just some lighting as its hard to train in low light, we have all the mats and equipment, we also have a portable loo so even thats not a issue. We also need good access to the space (we often train all weekend and weekday evenings until 10pm).
We would prefer to have everything included in the rent (rates and electric, according to our current landlord we only used £5 of electric a month) and we pay the rent between us so has to be as low as possible. (There is only a few of us, we are not a big group)
Any help would be much appreciated.

Really....this is the fastest growing sport in the world. MMA - Mixed Martial Arts, or cage fighting as it is commonly known. If you have seen UFC then this is what MMA is. Fully recommend anyone watching a event as once you have seen one you are usually hooked.0

Do you need it permanantly or for a few sessions a week? What about local community centres and church halls?
Edit: just seen you need i all weekend so probably rules that out0 -
Yeah we started out like this, we rented space in the local Community Centre and then Gym, but this became to expensive and then too restrictive, which is why we needed our own place.
Thanks for the suggestion though.0
