https://forums.moneysavingexpert.com/discussion/1707749

Loads and loads of people unable to sell.

Maybe they should lower their price then?

It just confirms that people won't sell at reduced prices unless they have to.

    That's just common sense.

Property selling has always been a complete lottery. Often a case of right time time, right place.

I've found buyers within a day, after waiting 11 months, and also had 2 complete timewasters who aborted part way through.

Lesson I learnt. Always use a good estate agent who vet potential purchasers properly. Best agents are those with an inhouse chaser who keeps the transaction on the move and acts as a negotiater between the parties and liaises with the solicitors.

They're probably not so much "stuck" as "not going to sell unless they get what they want for it".

Such is the difference between "forced sellers" and "wouldn't mind moving if I can sellers"

Interestingly, "round my way". A lot of houses originally priced above £250k+ have been reduced to £240-230k over the last few months. Confirmed by propertybee!
Possibly down to the Stamp Duty threshold but unlikely given the size of the reductions.

These are above my radar, however it must shows that either people are more keen to sell or that they are slowly realising that realistic pricing is vital to a sale.

There also seems to be an increase in the less common selling formats like Informal tenders and auctions. I swear there was never this many in one particular area before.

They're obviously not serious about moving then, as the prospective buyers are neither able nor prepared to pay that asking price.

    That's just common sense too.
