    This has not yet been confirmed by the valuer as he was waiting for a definate yes to the £130k offer before revising the valuation. We did state to the EA that if the offer is not revised then the offer would be £125k and no more.

    Oh wow only just caught up with this, I would agree that you are definitely being conned with that list of fixtures & fittings. They wouldn't want to take most of those with them, so they are worth their second-hand value which is probably about 10% of the new price. Don't be tempted to value them more because of the hassle factor, because that is what they are trying to do.

    The other problem is that for stamp duty purposes, "fixtures and fittings" must reflect their true value and your solicitor will most likely ask that you can prove it.
