Vendor pulls house day before completion

Hi all,
My vendor has just (literally) pulled the house I was purchasing off the market, though we were due to complete tomorrow (the date he stated). He does not live in the property and had been renting it out until recent months. The story goes that he was going to purchase a property abroad (he owns many properties), but that that has now fallen through this morning. Monies from my mortgage company have been ordered already and all fees have been paid by me. I have also signed completion forms, so we have literally been waiting on him. I cannot even begin to think of the costs I am now going to incur. I am devastated. I asked the estate agents to ask the vendor if he will speak with me and he has refused. We could actually have completed today.

I'd have a word with your solicitor. If you have exchanged contracts you might be able to get them to pay for your costs.Baby Year 1: Oh dear...on the move

I signed my contracts and sent them to my solicitor ready for the other parties to sign0

completion happens after exchange, so if you haven't yet exchanged contracts then you probably won't get anything.0

If the vendor hasn't signed the contracts then I suspect that there is little that you can do. However, your first port of call should not be the estate agent, or the vendor....but your own solicitor. Tell them about the situation and ask for the their advice.Baby Year 1: Oh dear...on the move

I have just asked them to speak with the vendor's solicitors and ask if the vendor will speak with me0

I would not normally suggest this, but how about offering him £1,000 more to complete if you can afford it. Just remember that he would also be liable for his solicitors fees as well if the deal falls through? Are you in a chain?

The vendor and vendors solicitors dont have to talk to you. You should have contacted your solicitors who would communicate on your behalf.I am an Independent Financial Adviser (IFA).
