Hi,
We are currently trying to sell our masionette. We have accepted an offer on it, and they have had a survey done. The only problem is, our (flat) roof has started leaking.
Where do we stand legally if we don't mention this to the buyer? We will try to get this fixed, but we have been told in the past that it needs a new roof, which we can't really afford.

I would call someone in to do a temporary fix. Just tell them you can't afford a new roof at the moment.
It is the buyers responsiblitly to have a survey so your buyers should be aware of the roof condition.
We have just bought a house and the seller told us there was a slight leak, in heavy rain, when the wind blows in a certain direction. The surveyor said the roof was in need of replacement before we heard from the seller so we were aware.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. Not sure about legal viewpoint but maybe its a case of if you know about it you should declare it? if you havent repaired it then i suppose you could say you dont know? as the other poster says a survey should pick it up anyway and if its a bigger issue than you thought then the buyers and yourselves will probably have to come to some arrangement with the asking price. I know that f you have had any neighbour disputes you should declare them0
