Management Company

Hello.
I currently own a flat, where I pay £60 a month for the management fees.
My building consists of 6 flats, but there are other buildings which have flats in, but I'm not sure of the number of flats in total.
There have been a couple of problems, eg: communal lights don't come on, lights have blown, the main doors do not close properly, the usual stuff. This got sorted after sending a couple of emails to chase this up.
We have recently sent another email, regarding rubbish and fag ends, as it builds up, In the previous meeting (before we moved in) it said that it was agreed that the gardener would also clear rubbish around the bin area, but it's not really getting cleaned (even though this gardener is getting paid). I have suggested that he purchases a smoking box to bin the fag when they finish smoking, but as yet, we've had no response, I'd say about a month now.
It was also said that the balcony's will be getting repainted, as the paint is wearing down, but this hasn't been done.
Shouldn't the management company be sorting this as soon as possible?
There is a meeting for everyone to attend soon, can i complain about the problems? surely they should respond to these emails and not ignore them.
Is there anyway of taking over the management company at all? or is this just a bad idea..

Yes you can complain. After all, you're paying!
Complain in writing - NOT text, email or phone, make it formal.
And yes, bring it up at the meeting too. In fact why not discuss it with neighbours first so several of you bring it up and support each other.
Have a look at this too re taking over.0
