Help needed, shared entry way between 3 houses - considering trying to buy it -

Hi All,
We live in a mid terrace house in row of 3 (used to be 4 but 2 were bought and converted into 1 larger house)
There is a shared entry way running up the side of our house and directly up our garden, which currently allows our 1 neighbour to access his garden from the rear (however its never used). Our neighbour in the larger house has fence panels up their boundary so have no access to the entry way anyway (although I am sure they will have the right to access)
We are considering approaching our neighbours to ask if they would consider selling their rights to access to us. Neither use it, and it would considerably widen our current garden, and make our garden more private.
Is this something we can do, and is it likely to affect the value of their houses at all?
Also, we have no idea how much we could expect to pay for a small piece of land like this, as I assume its more the 'access rights' we would be paying for rather than the land itself?
Any advice appreciated

Who does the land currently belong to?0

it is shared between the 3 properties0

If the other properties have a "right of way" in the their deeds, whether they use it or not, it is not easy to get it changed. If the other properties are mortgaged, then the lenders would have to be involved because losing the RoW could devalue the houses.
