Yikes, offer accepted! Scared!!

Hi all,

I posted here :

http://forums.moneysavingexpert.com/showthread.html?t=245895&highlight=reposession

About a flat we had seen that was on for £169, 950 and was a reposession. We offered 160k, then went to 163k which they have accepted!!!

What does everyone think to the price..do you think we got a good deal? I think we have, but we are FTb and pretty nervous and its so hard to make a decision lol.

Its in Morden, Surrey...a tube station about 2/3 miles away, 2/3 overland trains nearby...nice area, safe...green to the back views.

They sold brand new is Aug 2004 for £171,000 and some other in the same development are on the market for £195, 000 but do have bigger rooms.

Whats everyones thoughts?

Hometrack reports that properties in that area are selling for 94% of asking price

    http://www.hometrack.co.uk/index.cfm?HTAction=landRegSearch.searchResults&searchType=refine&postcode=&street=&neighbourhood=&town=&propTypeId=&place=&tenureId=&newbuild=&pcd=SM4&townId=14338&neighbourhoodId=&streetId=119931

    which is £159753

I think if you really wan't the place, go for it... What's 3 grand over 25 years...nothing

Looking around the area, similar properties are between 180-200K

    Reckon its a bargain

Good luck Sarah - it looks lovely and in move-in condition! Can't comment on the price because I live miles from you (well, miles from anywhere actually!), but I wish you happiness in your new home AND that the sale goes smoothly!

Difficult to know really, but if your happy with the price then thats the main thing unusual to get it cheaper than previously sold for, at the moment so sounds good.

Buying your first home is allways nervewracking, and you allways wonder if you could have got it for less etc, etc, at least there are no chains you are in a lucky postion in that way.

Try not to worry, sounds like you got a good deal!

Welcome to house or in your case flat ownership!

    hehe thanks for the replies..

Its is a reposession so it needs cosmetic stuff doing to it, not alot...just that the balifss took weird things like the wardrobe doors and oven hob!? Also the fact that they want a quick sale i think is why we got it cheaper.

I feel pretty happy with the price yes, it will enable us to have more space and live comfortbaly and let our salaries increase for a couple of years, and then i thought it would make an ideal professional rental in the future so that could also be an option..

But yes overall im so scared ! i think its just scarey because its like the unknown and who knows what the right decision is!

Do you think this type of flat will sell ok in say 3/4 years time?
    Thanks :)

You may think I'm biased being your mortgage advisor, but I think its a cracker for the price!

    Stop worrying!
