Inventory: what to include and what not to

my solicitor friend advised me not to send inventory to landlord, as the landlord uses agent to deal with all this stuff. Only if agent is being difficult and troublesome, then speak to landlord.
The landlord was not even willing to make a partial payment for the phone line activation (£125 BT connectoin fee) they said its up to me. They wouldnt even tell me if a line had ever been at use there.
Solicitor friend also said Email correspondance is perfectully fine, instead of a letter. He said i didnt have to print and give them pics, but to just keep a copy of them on hard drive in case in future you need to show them. There are so many pics. I might do a written inventory, send them that, if they start getting challegning and disagreeable, then ill put the pictures as print outs attached to inventory. Still not decided yet.
Cabinet in bathroom was for water meter, got the reading.
Other little box was fuse board of circuitry, not the elec meter
Elec meter is somewhere outside the flat, in building.
I dont know when they will come, if i call them out, they might charge me for it.
They have only been to flat once, the first time i viewed it before agreeing to rent it....should they have or me asked them to
view it at least one more time before agreeing to rent it??????
I tried to test the hot water but couldnt figure out how to work it, i only got it warm. Im baffled. I read all the documents in flat. Shouldnt the agent have shown me how to work the water and heating systems? its very complicated digital system, ive even read the pdf manual online and im still unaware of how to make it work. Unless its faulty water system.

There are two lights constantly on in the communal hall way (for 2 flats, mine and the neighbours) but there is no light switch to turn them off. But who is paying the electricity for these lights??????0 -
just to put all this in context for you
the reason that inventories are needed is if there is a dispute about returning the deposit if damage has happened during the tenancy or if rent is in arrears
DPS say that just over 6% of tenancies go into their Arbitration System... this means tha 94% of LLs& Tenants can agree deductions - if any - at the end of a tenancy

Trouble with email is that you are already into hard copy and post as you presumably have a hardcopy inventory which you have to sign on each page. Solicitor friend is correct that you communicate with the Agent and may be correct about the admissibility of email and stored pictures in court. But you have a different objective, which is to avoid going to court.

anyone who has experience of reading/making inventories, who would not mind having a look at mine,

Electricity for communal areas is normally paid for within the service charges which your landlord pays to the freeholder. Lighting does not use much electricity anyway - it is heating, power showers, hot water and tumble dryers that eat energy.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0
