Charged £60 per Light fitting in Extension??

I am having an extension done in London, the area is about 35m2 and we are paying 35k just for first fix.

My [English] builder (who I believe is subcontracting to another contractor) says this price is for 1 ceiling light only. Any additional light will cost £60 each - wait for it - PLUS the cost of the light fittings themselves.

Am I being TOTALLY ripped off?? If yes, how much is the most a reasonable electrician would charge?

    Fitting costs as follows:

    £20 for standard bog white
    £30 for stainless/ali
    £40 for brass

    £35K for a first fix doesn't sound right either (even if it is 35 m² area)

    I have never heard of any electrician charging different prices for what the fitting is made of..? Type of fitting yes but charging for different materials never...? If your quoting price to buy the fitting themselves they start cheapest around £3 and to as much as you want to pay.


    You don't give enough information about what the electrician is charging for if it just for fixing the fittings? wiring them in or putting all the cable feeding them etc also ?

    Those prices are for supply & fit, and cover most eventualities in the type of fittings the end user may want.
    If I should happen to slip with the screwdriver when fixing the basic cheap stuff, it isn't really a problem to replace it out of my own pocket (which I would have to do)
    If I should happen to slip with the screwdriver when fixing a polished brass fitting, some of them get VERY expensive.

    Don't forget the extension being built is 35m², most people don't have a house that big so I'm guessing the OP won't be wanting the cheap crap you get in B&Q.

    They have not said if the lighting is to be switched from multiple positions, if there is any type of Dimming or Control Systems e.g. Lutron what the walls ceiling etc are made of e.g. plaster, timber stud, concrete etc or even the type of lighting strip, single pendants, chandeliers, down lights as you have said it’s a large extension And likely the lighting would be multiple switching and have different zones/ banks of lights as its not an office you would not really want to switch one light switch to illuminate 35 Square meters ?

    The last one we put in for a client they requested 72 down lights in one room plus wall light plus the ability to overide exterior lighting all from inside the room switched from multiple positions and controled by dimmers and also control the lighting in defined areas.. and bespoke focus switches

    I think you slightly missed the point Brightontraveller. It might be 35 sq m but unlikely to be just one room!
