  • If the neighbours outbuilding is not attached to their house, then I'd say you were in a detached house for the purpose of permitted development. If the neighbours outbuilding is attached to their house, it's not a clear cut issue - I've heard other planners say that a link detached house is a detached property for the purposes of permitted development rights, but I'm not aware of any appeal decisions to support this - they may be some around, but it's worth asking your Council what they consider to be detached in that scenario.

    Thanks for that. My neighbours outbuilding is detached from his house.

    When I originally drew up the plans for my intended conservatory, I consulted the local planning department and they confirmed that it needed planning permission. However, the rules have changed since then and, to be honest, it has become less clear and I'm now not sure if I need planning permission, or not.

  • Sorry for late response - no that would not be permitted development, and consequently it requires express planning permission from the Council, as it exceeds 4m in depth beyond the section of rear wall it projects from.

    Thanks for that. I need to apply for planning for a garage, so I'll lump it in with that... or shorten it by 500mm
