A question about HIPS

I put my house on the market approx 12 weeks ago in a desperate bid to leave these shores. The estate agent we chose promised that they had a new way of selling houses that involved putting the price very low, creating a surge of interest and then creating a bidding war to get the price to where i was happy to accept it and sell. All that happened is that we had a load of viewers who were attracted by the silly price and then put in even sillier offers!!Yes - no need to tell me i should know better, because I already know.
My question however is this. I am about to fire the estate agent in question in to touch as they are simply wasting my time sending round pointless viewers. I did however agree to a HIPS through them (or at least through one of their contacts), which they deferred until the point of sale (they were absolutely convinced it would sell). This was agreed over the phone and no documentation was signed in acceptance.
The HIPS inspection did take place and i presume the property now does have a HIP (although i have never seen it). But with the abolishment of the HIPS on the 21st May, are they likely to still demand payment for it? I appreciate work has been done and it was a legal requirement at the time of putting the house on the market - but of course that has now all changed (and i have never signed any documentation).
I'm not trying to 'get out' of paying anything necessarily, but am instead wondering where i would stand legally - especially for something that has now ceased to exist.

I'm in exactly the same situation, and my hips invoice wants me to pay by end of this month but i don't really want to. I haven't spoken to the company since they did it but it's going to be a waste of £250 that can go towards carpets in my new home!

You are paying for something that was necessary to have at the point you marketed the property. The company providing the HIP has incurred costs which you have to pay for. Why do you think you shouldn't have to pay for it??My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to sayIgnore......check!0 -
I agree. You haven' justified why you would not pay for it. Having anything in writing is not crucial either. A HIP is a good thing still, as it will have all the searches done and will save the BUyer up to £200 still.My posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:
