Converting a 2 bed into a 3 bed?????

    13k will get you all of that. We re-wired our house, installed a new boiler and new bathroom last year for under £4000. My other half is a builder so did a lot of the work and helped the electician with chasing out for the new wiring etc. Also - take the old water tank and wiring to the scrap yard to get a return.
    Get a trade account for kitchens, or the Ikea ones are actually really good, my parents and my brother have installed them and they look great. You could just put more expensive work surfaces on if you want to make it look a bit different!

    Is your loft ok to convert?

    im sure you could have the space for a half bath upstairs. ie a WC, basin, and a shower.
    and maybe a full bathroom downstairs too.

    The main issue I would have with having a bathroom downstairs is walking thru the house after a bath/shower and 'surprise' visitors being sat in the lounge!!! Not ideal, unless, of course you have an amazing body or are a naturist by nature!

    Bathroom downstairs, through the kitchen: you're trying to get the kids bathed and into bed, so they're out of the bath all sleepy and ready for bed ... you bring them through the kitchen and lounge and they see you've got visitors and the telly's on and they get all excited, bang goes any change of getting them to settle before midnight.

    Could they not share a bedroom until you've saved up enough for a loft conversion? (Master bed + ensuite). Or could you use the dining room as an adult bedroom?

    Yeah, thats our plan too, its the chasing out & re-plastering that bumps the price up aint it!:mad:

    We haven't been up it as yet, but have been told that its all boarded out (which I know will all have to come up to get it strengthened) but i'm hopign that the rafter thingies are high enough to make a bedroom with ensuite up there!!!:D:)

    I think we got around £60, but the price of metal changes every day! My better half took a couple of buckets of wiring he had collected last week and got £40... Pennies make pounds, or so my Grandad says! In my old house my dad and brother laid all the pipes for the central heating and hung the radiators. I collected the radiators from various sources second hand and then got a plumber friend to fit the boiler and connect everything together. We then replaced the rads as I had money. It's amazing what you can save money on if you are resourceful.
    I'm sure that when you move in you will be able to have a proper look around the house and decide what you would like to do with it. How exciting for you!

    More like £60 - 80. The Scrap merchants where I take my stuff are paying £3 per kilo for copper. Most Scrap dealers will be offering a similar price. They are even giving £1 per kilo for electrical cable.
    Eat vegetables and fear no creditors, rather than eat duck and hide.
  • What an absolute load of nonsense re bathrooms being downstairs. You just take your clothes into the bathroom with you and emerge clean and clothed. Obviously that removes the problem of walking past visitors after a bath.

    Also, unless visitors are constantly knocking on the door, it is likely you will know when they are due round! I don't know about you but I tend to avoid inviting people round when it is bedtime for the kids!

    A bathroom downstairs is much more convenient when the kids are younger, as they spend most of their time downstairs.

    If, however, there is already a decent bathroom upstairs then I would go for the loft conversion and chop into one of the bedrooms to allow a staircase. Wouldn't want the hassle of ripping out a bathroom and having to build it again from scratch. That could wind up expensive too.
