Dangerous buiding renovation dilemma...

Hi all- I'm new to this section of the board
My family and I live in a semi-detached property, which is next door to (and adjoining) another property we own. We are just starting the process of having the vacant second property converted into a half extension, half holiday home to let out during the holiday season. We have the plans and planning permission, however need the advice of the experts I know will be reading this.

The problem is that finances are limited, and the second property is in a very bad way and in need of urgent attention before the winter as it may collapse. This would be disastrous as it is attached by bricks and mortar to our home and is right on the street outside where their are pedestrians who could be hurt if it fell.

Is there anywhere which gives grants towards this sort of thing, aand is there anything you guys suggest? We're worried that if we approach the council that they may decline the grant and then order us to bring the building down immediately, which we do not yet have the funds in place to do. Would like to avoid more loans, as we already have 1 mortgage and may be remortgaging to include the renovation of next door.

PS The part that is collapsing is 250 years old, if that helps...

Help!! Thankyou in advance...
Notsofunnymoney.

In view if the age of the house, I'd suggest you also try the forums at http://www.periodproperty.co.uk/ If there are grants to be had, they will know about it, and if not, they'll be able to give you DIY advice to keep it all upright in the meantime!
When I had my loft converted back into a loft, the neighbours came around and scoffed, and called me retro.

i suggest you get some scaffolding up around this dangerous part of the building, like yesterday !!! if any of this brickwork falls on someone, and injures them, you will be liable, and i cannot imagine your insurers paying out on a claim due to what they will see as your own negligence in failing to maintain the property. you may want to ask your insurance broker about how best to minimise your risk - some people put "dangerous building " signs up to alert others to the danger.

the council can indeed ""order us to bring the building down immediately" and if they deem it dangerous to others (and to you and your own family) they have powers to remedy the situation, and bill you for the cost.

how about getting a local surveyor or builder to come and discuss matters with you on an informal basis - if they think they will get any work from you during the refurb, they may give initial advice for free.

    good luck
