EPC still valid?

after trying to selling to my house for 12 months and having no luck, i have decided to rent it out, and to do this i need an EPC, we already have a HIP we we bought in march last year when were were selling.

can i use the EPC in the hip for renting purposes, is it still valid?

if i do need a new, one how much are they?
its only a bargain, if you need it or will use it.

    as far as i know EPCs have no shelf life....

    "Validity of EPCs
    EPCs are valid for 10 years when commissioned for rental properties and can be reused as many times as required within this period. A new EPC is not required every time there is a change of tenant within this period. EPCs for sale when commissioned as a part of the Home Information Pack are valid for 12 months only, as a HIP only lasts 12 months.

    EPCs for rental properties and properties for sale are transferable provided they fall within the validity period."

    However I'm not sure about this. I believe EPC's for HIP (sale) purposes are now valid for 3 years, not 12 months. And I have no guarantee the site I quote is accurate. I just googled it!

    this makes no sense... if you are selling a house you must get a new one every 12 months but if you are renting you need a new one every 10- years !!!!!!

    some flaming euro-prat surely invented THAT little gem....

    since the "EPC-jobs-wurfs-police" rarely move from their desk/choccie-biscuits i would use the EPC in the HIP if it were me.....

    then dump the HIP and go "What HIP ?"" dunno what your talking about......

    Most recently used DEA says 3 years if for property sale , 10 years if for property rental.

    Sshh Clutton - they'll shorten the shelf life for rental ones to match the sale ones :wink:

    baron777red -use the one from your HIP. No-one seems to pay much attention to them anyway.

    Unless you have changed anything in the property in relation to energy performance you can use the one included in the HIP.

    i will go with the one i've got with the HIP, there have been no changes to the property since i got the HIP, so a new EPC would be exactly the same.

    £50 less to pay, every little helps..
    its only a bargain, if you need it or will use it.

    the new HIP suspension rule states they last 10 years.
