Our purchaser has nothing to sell, we won't be buying right away. What is the shortest time it could take to sell our house?

Your going to be amazed at the amount of red tape and paperwork even a straightforward purchase involves !
Last year my house sale fell thro because the buyer got cold feet 3 months in even after paying for a solicitor/surveys etc. Their solicitor had even drawn down the mortgage and had the exchange of contracts drawn up and they went kind of awol. I truly believe they did not have the deposit money and panicked.
I even visited my solicitor with all the paperwork so nothing was lost in the post or delayed by it from my end.
Ive now accepted another offer about 3 weeks ago.
So far the buyer has engaged a solicitor but i dont know when the survey will take place if at all.
Ive learnt from last year.
Now I dont wait for my phone to ring as im much more laid back about it.
Ive no mortgage on the property and its ready for a buyer to move and and modernise to their tastes.
No pressure or stress this time.
Patience is certainly a virtue !0 -
We accepted an offer on 14th April and are moving on 7th June. We are moving into rented accommodation and buyers currently living with friends. I'm sure it could have been a week shorter but we weren't able to move until 7th June due to my work commitments - buyers wanted to move quicker.
Feels quite quick to us but I'm sure others have done it more quickly.0 -
Simple answer hours, it can be done in a day, how long will it take? How long is a piece of string? Completion would be at a mutually convienant time.Pawpurrs x0

If you have cash.
If you don't bother with a survey.
If you have an excellent solicitor (or DIY) and there are no legal issues.

All you need to do is make sure you get the money so it can be done in a day, but I expect the delay will come from your buyers side getting searches, extra surveys etc etc.0
