Plus-the landlord used only the cheapest quality stuff in the property. The carpets were cheap office type ones. However if we done that much damage why is he not claiming £3000 from us.?0

It doesn't necessarily follow that office/commercial-quality carpets are cheaper than domestic ones. They are expected to receive much harder wear and more traffic so an argument could be made that they are of a better quality, not worse.
I reckon he's pretending that there's £3k worth of damage/repairs needed so you gratefully accept their kind and generous offer to retain only £1k. No landlord that I can think of would accept one third of the actual cost incurred. Would you accept a £2k loss for someone else's damage?0 -

Since your deposit was protected, take up the matter with their dispute service.
However, your resume of what you plan to send to the dispute service does fail to mention that when you left the property, you left damp, and iron burn to one bedroom carpet, & 3 burns to another carpet. Don't forget to mention that - regardless of what you think it should cost to put this right.0 -

i am always amazed when i find iron shaped burn marks on carpets - its a daft thing to do - ironing clean clothes on carpets that people walk on.... several of my less careful tenants have been charged for burn damage over the years0

Some LLs provide an ironing board for their Ts, in the hope that their carpets will remain unadorned by those tell tale triangular shapes0

I think under normal circumstances the calculations for replacement of something like carpets would go like this: if you accept the principle that the useful life of domestic carpeting is five years and the carpets were two years old when you vacated then the landlord would only be able to claim 60 percent of the replacement value from your deposit. That's for the two rooms with wrecked carpets and not the whole property. Whether you choose to accept the landlord's offer or risk being taken to court is your call, obviously.0
