Hi
I am getting very stressed about our house move.
We found a house and then sold ours within 3 days to secure it.
The people buying ours were very keen to be in by end May. They had sold theirs and we were led to believe it was near exchange. Then we discovered that their buyer didnt have a motgage sorted. They didnt get one until just 3 weeks ago and the valuation only happened last week.

We are 11 weeks down the line now and still no exchange. The bottom of the chain have been there for 13 weeks and the top since January. From us up we are all signed and ready to go.
My concern is that we are not going to complete until our holiday. We have said that we are willing to cancel if need be and loose £800 plus! however the others lower in the chain whos holidays follow on from ours are not and will not even consider it
The people at the top of the chain have been waiting to move since the end of Feb as that was the original agreement, however our vendors sale fell through and then we came on board. I really feel for them as they are divorcing and the atmosphere must be very frought. They are lovely people too.
I know the moving process is long and slow, we have done it 4 times before, but 11 weeks and no exchange or exchange date when we have had a complete chain since day 1 is starting to worry and annoy me.
Any ideas of what we can do. We have our agent and the one above chasing like mad. We have even contacted the bottom of the chain agents and purchaser directly. We contact our buyer and our sellers all the time.
It seems that no one lower down wants to chase anything through. When we sold it stated on the contract of sale from the agent, exchange in 4 weeks, completion in before end of May at latest.
Help and words of encouragement needed to keep me sane I think!!!

it sounds like you're stuck. If the valuation only happened last week then it could take another few weeks for the mortgage offer to be issued (or not, depends what the mortgage co is like)
I think that once the mortgage offer has been received you can ask your solcitor to set a deadline for exchange but until the mortgage offer is received everyone, including the solicitors at the bottom of the chain, is stuck.

Thats the next problem. We all agreed end of may at the latest. Chap at the bottom says not, but he did.
Now our buyer is moving the goal posts for another 6 weeks!! I think that is totally out of the question and not on. That would make it 17 weeks for a move in total - I think that is pushing it a bit. Our vendors need to be moved asap. They wanted to be in by now. I feel for them. I'd hate to be in their situation.
Why are they moving the goal posts all the time. The only reason we went wth our buyers is they were proceedable and wanted to move by end of may at latest which tied in with our vendors. Thats what swung us to except their offer.Gem0 -
We've just done it so know how you feel. It took us 12 weeks to exchange and we finally did it 2 days before we moved and 4 days before we went on hols so in the same boat as you. Our last week was awful - our EA was chasing, our solicitor didn't really want to know and the bottom of our chain just weren't playing ball. But, all of a sudden things moved and that was that. As hard as it may be you cannot do a thing just work on the basis that everyone in the chain is pushing and it will happen soon. Your EA can talk to everyone in the chain so do what you're doing and keep at them - a phone call to them no matter how many times at least gets it off your chest and provides some form of reasurrance - better than pacing around your living room, like I did!!0

The house we are buying is absolutely the house of our dreams. We never thought we'd get one like it for the money we have. its a forever house, big garden, big house the lot. I have registered our baby in the pre school round the corner as there is an 18 month waiting list its so good!
We are so worried that the longer things take the more chance of it going wrong, but I dont think the lower part of the chain see that. I think they just think oh well it will happen when it happens.
I will keep chasing. Thank god we will not have to do it again unless things go belly up for us!!!Gem0 -
Ditto for us HC13 - house of our dreams etc and opp the small village school where our daughter will go! You will be going through it I know but all being well it'll happen and you can go off on hols and forget. I'm sure your EA knows you're off on hols, but might be worth getting them to hammer home the fact to everyone in the chain that if they don't exchange soon you're off on hols - that's what we did. At the very least you need to exchange and then decide whether to set a completion date before or after hols. You can I think set a completion date in the future and then bring it forward if needs be, but you cannot do it the other way around. Know how you feel.0

You are not alone !!!! I completely sympathise !!
We wanted to complete next Friday, we are going on holiday (well think we are ??) Friday 4th June and we still havent a clue when we will exchange or complete.
We are into week 10 in a pretty short chain (just 3 properties) but the one at the bottom wants to buy the Freehold which we were told by Solicitor 5 weeks ago could be done in 3 weeks - hahahahahahahaha!!!!! Seems they are still talking about it - all talk and no action !!!!
I was pacing the room at the beginning of the week (ditto DELMAR !) doesn't help that Solicitors have booked their holiday in the middle of it all !! - now anger is starting to creeping in !!!
Anyway, we are going into Solicitors on Monday to sign our side of the contract and then .... yet again ..... its a waiting game - the whole process is complete LIMBO, wouldn't you agree ??
We need the patience of a saint !!!

It is horrible isn't it. The whole process is a nightmare and like you say anger starts to creep in. Who'd be an estate agent or solicitor. Really do wish you the best of luck.0
