So frustrated with my EAs!

Apologies in advance for a bit of a vent!

I signed up to estate agents "A" nine months ago :eek::eek: Since then, have had about 8 viewings. Pitiful I know. They have failed to give feedback, got details wrong on their website/rightmove multiple times & just generally been a bit feeble !

I gave them their two weeks notice a week ago. So, one more week with me on their books. This week and next my grandmother is staying with me, and IMO would be upset if viewers were to come in during this time. To be as fair as I could to both EAs, I've split the notice period so that they each have one week where they won't be able to do any viewings.

Now, "A" has magicked up a viewer from somewhere & are requesting a viewing in this last week. I've had to reluctantly decline, citing my granny, conditions that they agreed to months ago. In their opinion if the couple now view through EAs "B", then they still see themselves as introducers & should be paid their commission.

I do appreciate their point - it was their advertising that lead to this couple contacting them. I'm already paying them over the odds to get the HIP out of them (which they are kicking their heels giving to "B" as it is), and they've been useless for months even though I've tried to chivvy them up (2 other similar houses with agency "B" went in less than 2 months). "B" is of the opinion that although the couple has obviously responded to the advertising, they are not the introducer as they have not physically shown them around.

"A" has said that they will not be showing the couple around & are still sticking to their guns regarding their right to payment. I've been in a round robin of emails all day & I'm fed up !

Basically, as "A" will not show the couple around, they're effectively blocking this couple ever getting an offer accepted as I don't want to be in the middle of a legal dispute as to who I owe money too!

what's even more frustrating is that they're getting all their collective knickers in a twist over this couple when in reality the couple may well walk in & hate my home !

sorry, rant over :o Main point of post was to gauge opinions as to what is the definition of an "introducer"? Is it the EA that pulls someone in via their advertising, or the EA that actually shows the viewer around?
