what are the best things to add value to a property. My current property is valued at about 120k.It is a double glazed, central heated mid terrace.It has good size gardens to front and rear.My wife now wants to add a shower room downstairs,I dont, and feel that it won't add value to the property and would obviously be expensive.I would much rather add a conservatory as I feel it would add more value.Any thoughts. Any jobs we plan on doing will be paid in cash, so interest on loans etc won't affect us.

Hi, How many bedrooms do you have? my rule of thumb is 1 bathroom per 3 bedrooms. Of course if you have 3 beds then a downstairs wc would be benefial rather than a shower room(bathrooms away from bedrooms rarely add value). On the other hand if your downstairs space is fairly small with a dark middle room then adding extra living space in the form of a Kitchen/breakfast/family room would add value and would make your house more saleable.
However when adding a conservatory make sure it fits with your floor plan, too many peolpe just add one to their property without thinking it through and they often end up as an unusable space especially in the winter. Encorporate the conservatory with an existing room will make it an inexpensive extension.
I guess the question is are you going to stay in your house once the work is done or are you developing it to sell?
If you are going to stay there then my advice would be to do whichever would benefit your lifestyle most.
If you are developing then ask an estate agent which would be better. They will know what your local buyers require and the ceiling price of the area. No point in spending more money if you don't need to.
