  • but wouldnt I be able to cancel under distance selling laws? i.e gave debit details over phone - dont you have a cooling off period? have the sky news on and scroll along bottom states "hip for homebuyers have been suspended" .... so I am assuming that is for immediate effect?

    They've been suspended with effect from 21st (tomorrow).
  • does anyone know on here whether i have a chance of getting refund if i cancelled visit? not hot on laws when paying over phone but thought you had a cooling off period? MARTIN PLEASE HELP!!!!!

    No point cancelling the appointment as the EPC is still required. Why dont you ring the HIP supplier and ask them to stop the process it maybe only half completed and may be able to discount the costs so far.
  • many thanks for everyones help - just spoke to HIP who are having to check whether forms have already been completed for the HIP, so unsure as to whether will get refund at moment - manager will call be back (and many others by sounds of guy on phone) at some point today. I emailed the BBC news this morning and just had a call asking me to go on Five Live!! but i'm shy so refused at moment but if get any hassle, will be on there!!
  • Hi I'm more of a reader than a writer on these forums as you can see but this news has worried me a bit so i thought i'd ask for your opinions.

    We have just accepted an offer on our flat but have not found a property to buy yet. Obviously i have already paid out for a HIP on our property so does this mean we will end up paying out again to have searches etc done on the property we buy?? I'm a bit worried as we don't want to pay out any more than we have to, i'm sure there are other people in the same position as me too.

  • Well, all properties that went to market before tomorrow WILL have a HIP, which may make them more attractive to buyers.

    You still need the energy performance certificate as that is a instruction from our masters in Europe.

    As to paying out again for searches, you would have paid anyway as your conveyancing solicitor would have redone the searches in the HIP. They never trusted HIPS, and redid the searches to cover themselves. So now you should save on the cost of the HIP searches

    Husband has just got hold of the chap who did the EPC on Tuesday, he's only done the EPC so far, nothing else, so will only charge us £70 for it, instead of the £349+VAT we were expecting to have to pay.

    Fortunately we didn't pay up front (so my husband has just told me!)

    Glad you didnt pay up front, I did unfortunately and checked bank account a while ago and was processed this morning :( am still waiting for the HIP broker manager to call me back to see if can put hold on other searches - if not, will just have to grin and bear it, just that every penny counts at moment....
