I thought there were laws about LA that LA had to follow?
LA are frequently a law unto themselves. At the end of the day, the main course of remedy is with the tenant. EH will assist with the GSS and many of the other issues, but it's up to you to excersise your right to call them in. I know that in a perfect world this wouldn't be the case. But, in a perfect world, we wouldn't need EHO's at all.
I'd imagine viewings would be much more fun once you start pointing out EVERY issue and how the LA/LL have failed to address them. You will tell us how many shades of grey the LA manager goes on Saturday, won't you?
Frankly, I'd get EH out anyway because, from what you say, this property simply should not be let in its current condition. It needs a prohibition and enforcement notice put on it.0 -

You as the tenant have the environmental health on your side, they will assess the premises on your request - If the LL refuses to do repairs the local authority CAN ( i understand) in extreme cases do the work and backcharge the LL for it.

Bottom line is if the LL wont do repairs then the Environmental Health department WILL enforce it IF there are risks to health. ( in this case obviously there really is)
The letting agent works for the landlord If they can find mugs like you to pay for a property that is not safe, then of course they will do it !! No offence but why would you maintain a building if the nodding dog just opens thier wallet and lets the LL take the money!

LLs can of course be fined thousands for consistently refusing to repair gas installs. Landlords usually get the advice first then enforcement tactics when required.
HSE website shows landlords being charged 10k plus for refusing to provide gas safety to tenants. There are laws to be folowed and if those laws arnt foll,owed then the authorities can wade in- but ONLY IF THEY ARE TOLD!!

Oir symptoms of CM poisoning were very subtle. DD was 2 and son was 9. Rarely ill or sick. A week after we moved in we all had projectile vomiting at different times (so it wasn't dodgy food) and I was chatting to an employee of ours about it and he said it's CM poisoning straight away as he had a friend in student let who had had it. I remember calling up a gas person who came around, did a test and we had got it from the cooker.0 -

Why haven't you contacted Environmental Heath? The house sounds like a death trap and they can enforce the landlord's repairing obligations. Frankly I would do that now to protect future tenants.
You know what? I am going to call tomorrow and do the letter as I have this bad feeling at the moment.
LL is a retired solicitor too so no excuse but she is 80 something....like my old dad who comes down and says ''perfectly good house'' as the standards for the older generation are a bit different.
Renting out is different to selling (where sellers cover up damp patches and dodgy CH systems etc) and we were good LL when we rented our house out as the boiler went and we replaced it within 2 weeks...and only because they had to book a convenient day.
This house suited us and DD was party to the decision to take it on...and her room is to die for as it's huge and looks like an interiors pic...it's just draughty and she has to slide the patio door open gently. She loves her room and the bathroom is OK.
We all hate the kitchen but thats; cos it's grim, not unsafe.
We made a family decision to take it on as it had enough space for me to work from home ...and space is expensive so all the rust and grot was the trade off. ...OH is handy so we did any improvements just for us but were we taken for a ride on the rent? I reckon by £100 pcm and the whole gardner thing has been PITA but it has had many positives too.0 -
