no show viewers

Had a viewing booked at 12pm yesterday. 12.45pm and still waiting. rang agent and they said no one had rang to say they were going to be late,got lost etc. agent tried to contact there home and mobile but no answer. i was furious that these people cant even ring the agent with an excuse and never to darken my door step. agent rang at 5pm to say there couldn't make it, no excuse given, and would like to rebook! i told them where to go in no uncertain terms!. having sleeped on it, i am beginning to think if i have done the right thing. any thoughts?

    Its not there fault they didnt turn up. they would want the viewing to go ahead too ! I think you should ring up and apologise.

    I think, they should have the decency of telling you that they will be late. EA always tell me to inform them if I cannot make it. If they cannot even do that, make you wonder what kind of buyers they are. I am sure other viewers will turn up.
  • unfortunately things like that will happen when selling your house. mine has been on the market for just over a week i have had 13 viewing scheduled of which on 9 couple showed up. sometimes people just have the curteousy to contact the agent to tell them they have changed their mind about viewing.

    Only because im an EA and you wouldnt believehow many times I have been shouted at because a viewer has not turned up ! It happens all the time - its so annoying !!!!:confused:

    Sadly, this is VERY common, and i think you should not cut off your nose to spite your face - (in my experience it is hardly ever the agents fault when viewers do a no-show) - these folks May be the one who have the money and who will offer you the asking price. if they have asked for a re-book they are interested. maybe ask the agent to do this viewing without you being there, in case you call them nasty names !!!
  • We had a no show on Thurs but came back Fri, put an offer in yesterday but accepting a higher offer off someone else. Maybe if they'd come Thurs they could have had their offer in earlier.

    I think that if you really want to sell, then you have to overlook other people's ignorance....however frustrating.
  • I had a similar experience last week. Spent 2 hours decluttering, hoovering etc.
    Viewers were due to see 3 houses, ours in the middle - but never turned up to any. I told EA that if there was a genuine reason for them not calling before viewings if they had a problem - then fine - these things happen. But, if they had no genuine reason - then I would not want them to arrange a second viewing. The ywould not be the type of person that I would be confident in accepting an offer from.

    If they did end up putting an offer in I would be cautious, if they can't keep appointments, or do the courtesy of informing the EA if they couldn't make it, how would they treat the rest of the buying process?

    Flip side - they may have had a genuine reason for not turning up and maybe calling the EA was the last thing on their minds at the time! It could be something they didn't want to expand on. Or, busy EA office over the lunchtime period may mean the message didn't arrive at the right place, it happens in my office all the time, not EA but does cause arguements !!

    I've been Money Tipped!
    Having rung EAs before 2 viewings to say we would be late (due to whatever reason and we would proceed to the property unless we heard otherwise from EA via vendor,) we have had disgruntled sellers open the door to us.

    EA never bothered to pass on our messages.:mad:

    You don't know for definite if EA or buyer at fault, so I'd accept the buyers back for a 2nd viewing if they asked.
