Renting my house out while i travelle for a year

me and the misses are going backpacking round australia for a year.i am 25 and own my house . i have no morgage problem is i have this house not sure what too do iam a little scared .supposed to be goin at the end of jan 2007. i am doing the house up not alot left to do just cosmectic but don't no what too do then!! how do i go about renting my house and getting the rent and maintaineing the house

    I've done this a couple of times.
    I contact a local estate and let them sort it out.

    I leave the house as it is - give them a key. When they find someone to rent they organise everything going into storage and the place being cleaned then manage the rental.
    My only involvement is seeing the rent turn up - you pay for the place to be managed but if you are abroad you will need the service.

    I would rent storage facility for things you might need which gives you 24hr access - big yellow, access self storage, ....

    If you had a mortgage it wouldn't be a problem - you just tell the company you are going abroad for 6mths - 1 yr and want to let the house. They probably say that's fine but if it goes on longer they may want to transfer to a buy to let product or add a percentage.

    Get on the phone to some rental agents on monday and see what they say.

    25 and no mortgage...nice...why not get a BTL mortgage on it and use that money to travel in 5 star luxury....all the while your tenant is paying for it
