I certainly don't get kickbakcs or give backhanders, but maybe I am the exception rather than the rule. I much, much prefer the buyer to arrange their own 'specialists' to go round. I personally have an extremely busy day every day and to have to start ringing around for reports (especially if the buyer has stipulated they must be free reports) is an absolute pain in my backside.
As has been mentioned, get the builder to call the agent to arrange this themselves. I would have no objection calling my vendors to book this in and if your agent is continuing to be obstructive then I would be wary that he knows there is a problem he doesn't want you finding.
Do you know if the property had sold at all before you came along? We do sometimes have properties that fall through due to survey and have to go straight back on the market. The next surveyor, believe it or not, doesn't always pick up on the same issues.0
