Somthing else you need to bear in mind - is the third party wall act.

This means that if someone conducts any building works that involves ground works (with three meters of an adjacent property - even on their own land) - they legally must consult you, and give you the option to take this up.

This normally takes the form of offering you a surveyor (at their cost) to note the existing condition of the respective properties, and if in the event of any damage caused by digging, drilling, or general works etc. The Surveryors report/pictures are used to log/record the condition before, and hence if any damage has been caused by such works. It's a process that is designed to legally protect both parties, in the same way - you can't claim something was damaged by the neighbours building work, and it was'nt.

Your local planning office / a search on google will tell you more.

The third party wall act also affects doing major structual works in terraced, maisonnettes, semi's - to walls that you share with a neighbour.
