When to make an offer?

Hi,

We've just seen a house we really like and are wondering when the best time to make an offer is. The situation is that the house has been recently put back on the market after a buyer pulling out (due to finding somewhere they preferred - no indication it was due to bad survey or anything like that). An offer has already been made, but it's not been accepted as the prospective buyers haven't yet sold their property.

Our house is being put on the market from tomorrow, so obviously we're in the same position. Am not sure whether we should make an offer now (which presumably won't be accepted until we've sold), or wait until we have an offer on our place. My wife thinks we should make an offer now to test the water, but I think if we've got our sale in place then we'll be in a much stronger position and be able to get a better deal.


Any opinions comments would be welcomed!

    Im tempted to make an offer now. The worse they can do is say no, which is most likely what they will do. To accept a offer from someone still selling their house, is an uncertain offer as so much can happen.

    However, once your property is under offer and you have your finances ready, then you will be in a far superior postion. The only problem then is this property may have sold.

    We put in an offer on a house we loved and ours wasnt on market. The seller said he was pleased that we were interested, and when ours was sold he would "talk some more". We ended up with our offer accepted when ours sold within the week. He still took viewings, but I'm pleased he knew we liked it. We knew the offer was too low from the EA but I'm glad we had a chance to talk and work out what our next offer would be depending on what we sold our house for. Just to express your interest is good I think - its nice coz turn it the other way around - you would be hopeful and excited that someone was interested in your house. They probably wont accept yet - but you might get an indication of what they are willing to accept (they might say "we'd accept that if you were in a better position", or "we need more than that"). At least you know where your next offer is going. Good luck! x
