I am preparing myself for the barrage of abuse but we are in the position now where we are desperate to find something in our search area and they are selling before they are marketed. So I think we are going to try and gazump someone. I know that if this was my house I would be devastated, but the more pragmatic part of me is saying that at the end of the day this is a business deal.

Thoughts? Has anyone successfully gazumped before??

    If houses are that polular it usually goes to the dreaded sealed bids anyway.

    If I found my perfect house then yes I would offer on it if it already had an offer. To gazump someone the vendor has to be involved too and has to still accept viewings so its really upto them to feel bad not you - you don't even know the other bidders (if they exist at all).

    Not sure that paying more than you need for something will help in keeping your monthly payments down.

    This one http://www.rightmove.co.uk/property-for-sale/property-24057418.html still hasn't sold, so its not that fast a market..?

    And there are 20+ other properties between £220k and £160k within a mile of that one...

    Cannon Fodder the house you linked to was one we put an offer on, but it is just too far over our comfort zone. They were adamant they were sticking to 210K. There is one other house avaliable in the catchment area of the school we want, but again once the work that needs to be done is done it would be way over our price range. The houses that are selling are the low to mid priced ones and we are now looking for something we can extend. The house we are considering offering on is in a right state so on at a low price. We could extend and do the work needed and be within budget. My buyer is getting impatient himself and since it took us a year to sell I don't want to loose that sale. Plus renting is not an option for us. I feel that we are at the desperate end of the market.

    Thanks Milliewilly. I am consoling myself thinking that the house is in such bad order it is probably a developer anyway...

    This will only work if the people selling accept your offer. All depends what the competition is and whether the vendor is prepared to take a chance on you.

    2010 challenges
    Saving £8k to add to house deposit - done:D
    8000/10,200 done 28 April (started jan 1 2010)
    Lose 2 stone/ -5/23 to go
    Sell our house and buy another one

    Some tw@ tried to do it to us on our home we were putting everything we had ever saved into.

    I cannot express how it felt.

    I would say you are beneath contempt to consider doing this once offers had been accepted. Scum of the earth. There are gentlemens agreements in business as well you know?

    sorry i think you are missing my point completely

    The OP says that the houses in the area they are interested are going very fast, therefore they need to know about what is coming on the market, i am simply suggesting putting a note through the letterboxes of all the houses in the area you are interested in, to see if you can identify houses that may be offer for sale in the coming months

    i am not and would never condone gazumping (do unto other etc)

    i am extremely insulted by your responce to my post.

    Thanks Goldengirl28, I have leafletted and also had EA canvassing for us. No joy as yet. There is one lady who is thinking of coming onto the market but she has to go into hospital first yadda yadda yadda so who knows when or if she will actually get onto the market.
