The lenders did the valuation survey as a freebie and as you can imagine, had not much detail in at all. We went with a different company for the homebuyers as the lenders charge for one was too high! I told the EA that we were having it done purely for the piece of mind and so we could budget for any future work that may need doing. We already got the price of the house down by a massive amount so it was nothing to do with trying to get more money off. Although the EA still insists on reminding me that "the vendors will not reduce the price any lower..." everytime we speak. It was the way he tried to put us off having it done that made us wonder whether there was actually something seriously wrong!
The EA owns and runs this company so I can't speak to anybody higher than him... Although we will be e-mailing him after everything is complete and telling him exactly what we think of him and his way with words.....!
I understand how frustrated the vendors must be as they are trying to buy a house too, but I have tried to assure them that we want this sale to go through just as fast as they do, but we are only going off advice that our finincial advisor is giving us.
It was the solicitor that said she wanted a copy of the report. It is a little complicated but, the property is split between leasehold, freehold, and a common yard which nobody is sure who owns it, so I think she was waiting for the report to see if it could shed a little more light on who owns what.
Should I just call the EA agent and tell him YES before speaking to the solicitor?0 -

We had similar experience with an a estate agent.
We also had two surveys, which from personal experience and on here is pretty common.
I would say yes to the estate agent but be firm and tell him you're unhappy with the way he is speaking to you. House buying sure makes you assertive! He has no right to speak to you that way - you're the customer as well as the vendor.
I would also tell the vendor about this, they may think twice about selling with him again.
At the end of the day tell the estate agent yes as you do want the house and nothing is a done deal until the solicitors exchage paper work anyway!

It sounds to me like the vendors might be desperate to sell? Either that or the agent is desperate for his fee!
My thoughts too. I think I would be saying to the Agent that he ought to own up to what ever he does not what a survey to find. And I would also tell him to get off my back and just accept that I will do what I need to do to assure myself about the purchase. Well, just to keep you all informed... The vendors offered for us to go to the house last night and have a chat with them. I've never heard of this being done before but I was excited to see the house again plus it gave us a chance to explain that it wasn't us that had any issues, but our solicitor with regards to the land it was on.
We went down about 7pm and we had a chat, met the neighbours, who are all very nice by the way, and we didn't end up leaving until 10pm as we were sat in the summer house chatting and then the neighbours came round and got to know us a bit! It was a little weird at first but we managed to put their mind at ease that we were not delaying for any reason, and it put our mind at ease knowing that it wasn't them threatening to pull out but the people they are trying to buy from. I have emailed my solicitor saying we want the move asap, and I told the vendors that the EA speaking to me like he has been has angered and upset me!
Anyhu, I'm just waiting to hear back from the solicitor so all being well, we might get things moving a little faster!
