Would you rent your property to a company rather than an individual ?

I may need a new house rental, around the £1000-1500 a month mark. I would prefer it to be through a company I own for tax purposes.

Does anyone have any experience on this ? As it is a new company, I would expect to perhaps have to pay 6 months in advance plus the usual deposit.

If I were renting my property out, I cannot think of any reason why not but perhaps I am overlooking some issues ?

    The complication is that this will be a commercial tenancy. It CAN NOT be an AST.

    So you will need a good tenancy agreement as there are no statutory terms to fall back on if your tenancy agreement is rubbish. The agreement will be totally binding on both parties and will need clauses on notice, repairs, access, etc - all areas that can be glossed over or omitted from an AST.

    Obviously the deposit will not be protected. I suspect that most "amateur" LL's wont be happy with the overheads and uncertainty.

    Thanks, that consideration went straight over my head.

    I am assuming it will be a reputable agent and I assume, rightly or wrongly, that they will have dealt with this sort of thing before.

    As to the actual terms of the contract, given that both parties would agree to an AST, then a contract which largely mirrors an AST would seem to be appropriate.
