buying a house - no agents. Leafleting

Has anyone got any tips, ideas and suggestionsas to what I can include on a leaflet I put through the letterboxes of houses I aminterested in buying.

Nothing much come in with agents I am registered in my area and have heard of other people putting leaflets through the door saying htey like the house, if you're thnking of selling let me know and buying a house like that. No agent involved which is a result. Never know I might get lucky and put the leaflet in the door of a house I like just at the righ time.

Question is what do I say, how do I word things, give details - clearly I dont want to say what my top budget is as then I'm showing my hand, but want them to knw I'm serious.

please help!

    i think it generate a lot of timewasters wondering how much they can get for their hse, but it could work.

    I bought my first house this way. We picked the streets we liked any my girlfriend put leaflets through all the doors. We had several people call us up, all of whom were about to put their houses on the market and had got valuations from estate agents already. The one we bought knocked £2k off the 'agreed' price (half the agents' fees). In the end I think they sold too cheap, it rose in value by £62k in three years, but they were desperate to move by Christmas.

    As I remember the leaflet was very basic and said something like 'Hi, I am looking to buy a house in the area, if you are thinking of selling please give me a call on...'

    I think we put a mobile and landline number and said we were genuine FTBs and not an estate agent. Just make sure it's all spelled right, with good grammar and punctuation. Nothing looks more dodgy than a poorly written advert. Probably also worth being 'pleasently' dressed when your delivering them in case you see any prospective sellers.

    I think most of those who called us up were just keen to avoid to £4-5k fees. Of course these days it also means that they dont have to fork out for a HIP which means no up front costs (usually £300). I suppose people might not know this, so you could mention it in your flyer. Probably also worth stating that you have a mortgage agreed in principle and a solicitor and if you don't have these go get them because you can expect vendors to ask who these are.
