Do conservatories add value?

having just bought a house which already has an extension, one of my first projects will be to build a nice garage, which i'm told will add several thousand pounds to the value of my house.
Long term, I've always liked the idea of a conservatory - this house is ideally suited to a large conservatory on the side of the house, but I was recently told that paying for a conservatory is 'dead money' as it wont add a penny to the value.
I was under the impression that "adding rooms = adding value", so thought a conservatory would do just that. however, i've been told that a conservatory is the same as building a swimming pool in that neither adds any value to a property.
is this true?

you could recoup nearly 3/4 of the value of the conservatory when you sell - that's what the market says anyway.0

Depends on the amount of money you spend on the thing. If you spend £3/4k on a house that s worth £180k today it may push the price to £190k? if you spend £12k on the £180k today it may only push the price to only £190k?
More importantly if you want one and can afford it - do it! it is an extra room and a nice addition to a home if tastfully done!
I would suggest doing it yourself/get a friend in the business to do it rather than getting one off the regular conservatory fitters. If you do have to go down the comercial route get 3/5 quotes and then barter them down in the regular MSE way!

Two (identical) houses gone on the market up the street from me in the last week. Decor, plot size very similar.
One has a conservatory fitted - £230k. The other doesn't - £225k. Around here, conservatory of the type fitted goes for approx £7k installed, so that implies approx 70% of costs recouped.I really must stop loafing and get back to work...0
