If there are no chain and the funds are available, Could it be done in 4 weeks assuming it is trouble free.

all depends on how long it takes for the searches to come back from the council and also how good your sols is, so if them 2 points are sorted out then, yeah i don't see why not, will be tight pushed.
but if you're cash buying, i suppose you don't HAVE to get the searches done, up to you on that one.0 -
If you want it go through in 4 weeks make sure you get a really good solicitor. We are selling our house to a first time buyer and we are moving into temporary so there is no chain and it has been dragging on for 10 weeks to date - all due to my solicitors incompetence. Never use a solicitor through an estate agent.0

Ring the council to see how long their searches are taking (although they will often say 'don't know') and if you can find a good local solicitor it could speed it up, plus they may know of a good reliable local surveyor. Temporary rented accommodation esp in London (don't know where you are) is often very expensive. However not as expensive as rushing to buy without a proper survey or checks on the roof, gas heating, lease provisions etc which could end up costing more in the end than a month or two in temporary.
Otherwise even with a mortgage, I think it can be done in 6 weeks but stand to be corrected?0 -

we put an offer on our first house but the mortgage seems to be taking ages, luckly there is no chain, as the seller is moving in with her partner!
so its giving us extra time to save some money for improvements etc.Debt at highest (april 2005) £19000
Current Debt (september 2006) £7600
Mortgage Pig = £31.43 and we move in on Friday (6/10/06)

We are selling a house to a couple who had a survey done some months ago, they had to pull out of the sale because they could not sell their house at the time and it was dragging on. The house is empty (it was my late father-in-laws). The house has not been sold so they have now completed on their sale and are living with relatives, they have the cash to complete the purchase, so we are hoping it will go through quickly, but cant seem to get any answers on how long it will take.0
