    Indeed a mortgage lender would rather have money coming in during the reposession process from tenants than an empty home earning nothing.

    Have you seen a gas safety certificate, that's one area where informal will not cut it IMO.

    I'd jump at it ... getting all the utilities in your name when you move in, then arranging to get them out of yoru name when you move out .... along with all those minimum contracts (e.g. BT, broadband) is a right royal pain in the 4rse.

    It's more in line with renting a serviced apartment.... much nicer.

    As long as a. there are no out standing bills attached to the property, and b. you have a UK address for your land lady (so you could sue her...!) then this property sounds like a dream.

    I would even pay more to not have to deal with a management agency.

    If things do go wrong, you always have the fact that she is more than likely not paying tax as your trump card.

    This is a serious mistake. Your LL is acting illegally and you are going along with this in full knowledge which may rebound on you. Your LL is basically saying that she does not have the time to run the business and obey the law which is a bloody arrogant view IMHO. If she isn't checking on things do you think she will be any help if things go wrong? She'll just tell you she hasn't the time and that you should be grateful because it is cheap, she is covering council tax etc etc. Just because things haven't gone wrong thus far doesn't mean they won't in the future.
