How much have you dropped your house in price in total over the 9 mths? Have you had any more interest dropping it by 5k?
Started at 139k (well overpriced!)
Dropped to 119k (still overpriced but with a view to buyers asking for this magic 10% reduction)
Dropped to 112k about 2 weeks ago with plenty of looks on propertynews, but only 1 person through the door0 -

I think I've found your house. TBH, it does still seem overpriced - a similar house can be had in decent parts of Belfast for that price or thereabouts. The second bedroom also seems quite small, as does the kitchen. The small paved back garden is the biggest problem, though. If I were moving out of Belfast the sole aim would be to have more space, outside as well as inside.
How low can you go to clear your mortgage?

You could try dropping to *just* under £110,000 - lots of buyers only go up to a certain amount on their searches and this may bring it to the attention of more buyers i.e. those whose budget is up to £110,000. thanks - it must be the blooming pictures - the second bedroom is quite big just not much in it apart from cot, the green bedroom is the smalles (its now been repainted neutral) and has a king sized bed in it!!
the back garden is smaller yes but thats cause there is a conservatory - we fenced the front garden (which is really big) and this is where our daughter plays all the time - to be honest its not overly small out the back, we have a table and chairs out there.
the lowest we can go to clear our mortgage is 10 below asking and thats why the asking is set where it is so people can offer the 10 below asking.
and in the area it is the 2nd cheapes (not in an "estate") with aconservatory and garage.love you lots like jelly tots

I hope you manage to sell it. Maybe you should consider going as low on price as you can... this will spark interest and it will look like better value, so people might offer the asking price or higher. Anymore estate agents etc who can tell me how the market has been, gonna drop my house price this week, is the market still hopeless, I get the impression everyone is holding off to see what is going to happen in the forthcoming budget.0

My fiancee and I have been looking for a house now for a couple of years now.
We are after a 2/3 bedroom semi in East Belfast and have a max budget of £135k. The prices have come down considerably since the boom but I still think they will drop more after the next budget and spending cuts.
Most properties we have seen recently in this price range need a fair amount of work done, rewiring, double glazing, general modernisation and most sellers dont seem to be pricing the properties to reflect this.0 -

Yes when on property news I put a max of 150k when searching. If we went to view a house at 150k that needed work and say had a ratable value of 130k we would offer 120-125k. If the house didnt need much doing to it we would offer round about 130-135k.
Most houses in East Belfast are still priced 40 - 50k above their rateable value and still need work on top of this.0
