    I know people are making their arguements but I don't get the point in even trying to sell something when the price you are willing to accept is higher than anyone will offer. It just seems like a waste of time, money and effort. Moreover, taking the stubborn stance isn't going to help. The EA tells a viewer that the owner wont accept low offers and the viewer immediately loses interest.

    One can sell at the moment. I know several people who have sold properties which they have inherited. You just have to accept the market price. If you aren't willing to do so, why not go and do something fun and enjoyable instead of wasting your time with estate agents? :think:

    dropping by £5k wont make a blind bit of difference to any potential buyers in my opinion - if they were that interested they would simply offer the £5k less in the first place.

    as an example we had a property go sale agreed to a cash buyer, who decided on getting a survey done. the surveyor down valued the property - even though we have sold at least 4 similar properties of the same type for either the same amount or more within the last 3months (thats normally the time-scale the surveyors work to for comparable evidence)

    also the stamp duty threshold at £125k seems to put a lot of people off when looking at properties even up to £135-£140k

    no amount of additional advertising is going to sell your property - the price and condition of the property are the main things - if you agent is displaying it in the office, on propertynews.com and their own website - why not try a small advert in the local paper - defo not the property news mag as it is not for the whole of northern ireland, and not many ppl use it any more

    good luck to those people who genuinely do want to sell their properties, and who have a realistic view on the housing market in NI

    Seems reasonable, could it be the location? By that I mean are houses being bought in Millisle - is it a sought after location? It was a few years ago when prices were rocketing and people were prepared to move a bit further out to buy, but is that still the case?

    You don't need specific feedback. Your house is too expensive i.e. anyone looking for your kind of house in your area is able to buy it off someone else for less. If you were getting loads of viewers (which some people are) and no-one was biting then it might be worth shuffling around the furniture or whatever.
    If you're not getting any viewers it's entirely an issue of price.

    thanks leftie - with regards to the price - we have the price £30 grand less than the estate agent wanted to put it at - it is also the 2nd cheapest in millisle (that isnt in a council estate) with the same specicifications and the one that is cheaper the garden is half the size.

    there do seem to be some selling in millilse so i cant iunderstand why ours is overlooked

    I hope you manage to sell. It must be a stressful time for you. You'll look back some time and it will all be a distant memory. The market won't always be this depressed.

    thanks leftie - when we first put it on the market three years ago we didnt have an urgency it was more oh it would be nice to move closer to my mum. now i have got into uni in cardiff and we need to move in august and we cant afford to go if it doesnt sell - dont care about making a profit just need enuff for the mortgage !!
