How long to complete

Hi All,

I have just bought first home with OH and I wondered if I could ask some advice on how long we can expect it to take to complete.

The chain is of 4 people, it starts with FTB (buying flat from my OH) and ends with a new build. Everyone in the chain has had their mortgage approved and had their survey done (including us)

How long should we expect to wait to exchange? And then how long to complete? We have been told to expect late June by our EA but not sure if they are saying this just to keep us happy!

I'd like to get some idea of when as we will be moving ourselves and would like to get as much sorted out in terms of utilities ect too.

Any advice anyone can give on what to expect and who we should be chasing up to keep things moving would be much appreciated! Feel we have been given some rubbish info by the EA who seems to think we are stupid in the past and want to be prepared if I can be!

Thanks so much!

    Depends.

Shouldn't be long but agreeing a date will be the important thing. Work out if there's any dates you really don't want to move on. Tell your solicitor. Obviously the less fussed everyone is the better.

Is the new build finished? If not you could be forever because builders don't normally guarantee any particular completion date. Buyer of new build has to be told that as he has chosen to buy a new build he must be prepared to move out and live somewhere else if the new build isn't ready so a completion can take pace by a a particular date.

Unfortunately people buying new builds don't always realise that the completion on their purchase may be "floating" and their buyers will want a fixed date. So I think OP needs to check out that aspect.

As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.
