I don't understand what you are saying in your reply here (forgive me for being a bit thick).
Rent = £670 pm
Deposit requested = £900
Extra Legal Bond = £1000
So essentially you are saying we are giving them £1900 deposit which is almost 3 months rents worth.
What does "automatic right to assign the lease without the landlord's consent" mean?
And We have just heard today that we have got this house! So now we are to fill in the forms and bash out the deal with the LAs!
Forget about it for now, you have enough to deal with already and it's not a problem you need to worry about. Go and get the paperwork all done and dusted, move yourself and your family in and enjoy your new home and the security it brings. Then you can look into any other issues.0 -

Just because I am BR doesn't make me scum, we made some bad choices earlier in life which bit us on the bum because of redundancy and this recession. WE AREN'T CRIMINALS and have never been!
In financial terms you are high risk, no lender would touch you for a mortgage or credit card at present. At the end of the day this is a business for the letting agency and landlord, they make a profit ONLY if tenants pay rent.
If the tenant defaults during the fixed term, this can mean thousands of pounds of loss as a landlord cannot evict until the tenant owes two months; and if the tenant catches up then defaults again you have to start the process from scratch. Rent being the largest outgoing by far it can often be the one that falls by the wayside when tenants get into difficulties. I get it FireFox - I understand their reservations but we were being asked same question over and over, we were being held on a piece of string over this house and although the Letting Agent as she gave me a hug said it wasn't personal it bloomin well felt it!
And for GM and Wee Willy - I would still like an answer to my question - What does "automatic right to assign the lease without the landlord's consent" mean? I NEED to know my rights and where I stand - cos I don't want to be pushed around or have the wool pulled over my eyes!Donna

It just means that you have, in theory, the right to pass your lease (tenancy) on to a third party without the landlords express consent. There will probably be a clause in the TA to counter this. It's just a theoretical right to do something you have no intention of doing. At this time, it is of no importance at all and does nothing to reduce your statutory rights. I really wouldn't give it another thought. I'm sure you have for more immediate concerns to keep you occupied.0 -
