Advice needed on renting

Hi,

My friend is about to rent a 2 bedroom flat and he has arranged for someone to share with him.

The only problem is that the guy who he's sharing with has been declined after the checks that they do and he can't afford to rent it alone.

He is considering the idea of letting it alone with the other guy paying him by standing order. There isn't too much worry with him being let down money-wise as 2 months rent needs to be paid up front so if the other person lets him down I suppose he could kick him out and use his part of the deposit to put the books straight and in the meantime look for another housemate.

Is this a good/bad idea? Are there any other options such as sub-letting and how much would that cost to set up?

Any advice would be must appreciated - he needs to decide by the weekend.

    Look for someone else to share with.

    If your friend lets the property on his own, then he will be sub-letting to the other person.

    I am pretty sure this will be unacceptable to the landlord.

    As a rule, I don't let to sharers as it is more hassle than it is worth.

    If your friend didnt pay you - could you afford to pay the rent yourself??

    If you got in to arrears because of him, you would be the one in trouble and may end up with a county court judgment against you (in really bad cases!).

    I'd say dont do it.

    most tenancy agreements do not allow subletting.
