    Part P is just an approved set of building regulations which electricians have to comply with, rather than a specific certificate...Don't worry, because it sounds like the builder, his electrician, and possibly the building control department don't know how the process works, so how can you be expected to understand it all.

    Building Control (BC) will likely be trying to put this through the regularisation certificate process...this normally costs 120% (or so) of a building control application plus the cost of any work needed to get it up to standard...in this case probably an electrical Periodic Inspection...probably in the region of £150 for the PIR (Periodic Inspection Report) for an extension.

    Find out how much your BC will be charging for everything to get the sign-off...Get them to break it down, because if they recommend a spark (as many BCs don't have in-house expertise for electrics), you might be able to get one cheaper to do the inspection piece...but make absolutely sure that the BC will allow you to get your own electrician to do the Test and Inspection, and make sure that if they allow you to get your own spark, then what sort of documentation they are looking for from your spark...This will generally be a Periodic Inspection Report (PIR).

    Finally, if you are allowed to get your own spark, then a key question to ask the spark is whether they have the following two qualifications:

    - City & Guilds 2391-10 - Inspection and Testing of Electrical Installations
    - City & Guilds 2382-10 - 17th Edition Wiring Regulations

    Whilst many people will tell you that the above two qualifications are not needed...especially 2391 (which is one of the hardest electrician qualifications with a 65% failure rate), that is probably because they do not have these qualifications, and they are unlikely to do the test and inspection properly, if at all.

  • My brother in law had some work done which included wiring in his bathroom he had a hell of a job finding someone to do the work but eventually got someone. He told the guy he would pay him once he got the paperwork and certificates,h e never got any paperwork and as far as I know the guy has never been paid. I had a look at what was done and I did a better job wiring the one in his bedroom.

    It's the Borough Council of Kings Lynn and West Norfolk who didn't bother getting back to me today so looks like I'll have to chase them again tomorrow :(

    Thanks for all your help Yooj, I did feel a bit of a 'dumb blonde' but we stupidly trusted the builder to sort everything, I just hope it doesn't hold us up with selling our house!!

    Furthermore, when was the extension work started and finished... I ask because you might still be within the time limit for getting building control sign-off without going down the regularisation route...Two years springs to mind, though I am not entirely sure.

    Quick Update..... I spoke to the building inspector who has arranged a completion visit. I had to ask her about the electrics (as she didn't seem that bothered) and she just said to 'ring a local electrician for a PIR report, that will do' so I contacted a local firm and they are coming out next week so should be all sorted.

    It did seem that as long as the relevant boxes are ticked then the building inspector didn't really care to be honest lol

    Is this definitely the case? I've just had some additional sockets installed, plus hard wired smoke alarms, and wiring for outside light / security alarm. The plasterer is due to come some point this week to cover up the holes in the walls, and he will also repair the damage to skirting boards.

    The certificate will need to be signed off by another electrician (long story but genuine) - should I tell the plasterer to hold off? I can't have the alarm installed until the chasing in the wall has been filled ...
