    I agree, although i question what could a good solicitor have done differently in this situation. Surely they would have served a ten day notice to complete and and kept in regular conatct with the buyers solictor to ensure that the completion is going to go through (If our buyers solicitor is clearly not adept at telling the truth he would have told the same story to our guys or a £1000 an hour solicitor). Which is what our guys have done. I think the most important job is for our buyers solicitor to ensure our buyer knows the consequences of his actions at present.

    The above is a side issue really, but i take your point, hence why we have an appointment with a proper solicitors tomorrow.

    Well...............

    An update for you guys...................

    After a sleepless night and fears for the worst our buyer stumped up the cash today, so we have at last officially completed. I can now breath out and am owed a few pints tonight :beer:, and a bottle of just for men to cover the grey hairs that have appeared in the last two weeks (there wern't any there before btw).

    Thank you all for your support, advice, good luck wishes and for giving me a platform to rant on occasion.

    I am still annoyed with our buyer and his antics, i would dearly love to have a chat with him to see if he can offer any explanation for his actions.

    His actions have now soured any future house purchases that i, my family, friends, basically anyone who i ever meet, that tells me that they are in the process of buying a house, becuase when they utter those words "we've exchanged now, so everything is gunna be alright", i'm going to be that miserable blighter in the corner saying "well it might not be you know, let me tell you a story....":)

    I'm not too sure if this is the outcome that all of you wanted, as im sure a small percentage would of like to have seen this go the whole way through the courts to gain an insight in to what happens (as this is an incredibly rare occurance so i am told). If i am honest 0.00001% of me would have liked to see that happen as well. Part of me would of liked our buyer to be out of pocket for tens of thousands of pounds and have nothing to show for it, after the way he has mucked us about:mad:

    Once again thaks for everything and i sincerely hope that none of you ever have to go through this process.

    I'm so pleased for you in that you can now relax knowing the nightmare has ended!! I am (hoping to ;-) ) complete in a weeks time. Just hope I don't go through anythinj like you have!! Enjoy your stress-free weekend! :-D

    If it is any consolation, he probably went to quite desperate measures to get his finance and will be paying through the nose.

    So does that mean you're in the house? Sounds like it's time to fire up the barbeque and sink a few cold ones this weekend. Enjoy the new house and hopefully you'll be laughing about it all in a few weeks time.

    I know it's rare, but it happened to our son some years ago. Shared ownership house, exchanged contracts, then buyers' mortgage company noticed there was only 66 years left on the lease and withdrew the mortgage offer. Nightmare for a while but eventually got another (cash) buyer so was able to complete.

    I am so glad the nightmare is over for you, and yes, whilst dragging it through the courts would have had pros and cons, the main thing is that it is over!

    Enjoy your drinks, you deserve them :)

    Someone said here the other day that litigation is a great spectator sport, but hell for the person going through it. Which I think is very true - so I am very pleased for you!
