How much value does a garage and off road parking add?

Hello all,
as per my other thread we will be looking to move house soon.

If I go with an online service, I don't feel right asking an EA to come round to value the place, so will try and go by prices on rightmove, neighbours prices paid - not on the market for.

It's a bit tricky, as ours isn't a typical house, ie it's an end terrace on a row of 4, but it is on a main road (but elevated) and also only 5 minutes walk from the nearest railway station.

There is no parking out the front at all, and you can't park on the front garden, as it is elevated!

There is however a side road next to our house, but when I say road, it is only used by ourselves and 2 retired couples, so merely an access road.

The house next door (mid terrace) sold 12 months ago for £131,000 (I think it was advertised for £144K) - it is in a similar state to our house, but ours has a few advantages:

Single garage
Off road parking for 2 cars (all be it in our back garden)
End terrace

We are currently re-decorating and sorting the little jobs out that we have negleted to do, so it will be in good shape when it goes on the market.

So my question is, what do you think the property would be worth, bearing in mind what the other house sold for 12 months ago??

I have a figure in mind, but don't want to influence anybody by stating it ;)

    what area?

    you're probably thinking round the £150k mark.

    personally i would get a few EAs round and if they hassle you just tell them you're not going through them, don't see the problem with that!

    Hiya - we're in Bedfordshire mate - prime commuter country - which is what we both do now!

    I was thinking about 150, or 155.

    If you mean listing at the price your neighbours houses actually sold for, then won't people expect to get it for a bit under what it's listed for, and thus you'll get less than you want?

    we're in North Luton.

    I think in hindsight I will ask a couple of EA's to come round, and may end up going with them and an online service, and see who sells it first.

    I don't quite get your Q dave, just after a reasoned value really, I know it's rare to get the asking price, so would probably price it accordingly, and for what we would need to get it to sell - we won't be in a mahoosive hurry to be honest.

    if in your in no hurry, then why not get a few EAs round, and put it up yourself, for a few months.

    then if no luck, go through an agent.

    Maybe i didn't get what you were saying!

    I was trying to say, for example, if you see your neighbours (same type of house) sold for 150k, but was listed at 155k, it seemed like you're saying you'd list for 150k.

    My point was people generally expect (usually) not to pay the listed price for a house, so maybe you'd only get offers up to 145k, when you wanted 150k.

    I would think this effect is built into an estate agent's price ("we recommend putting this on the open market for xxxk", but they only expect to achieve say 97% of asking price).

    I'm in Biggleswade, also prime commuter territory.

    You should ask EA's round, i think. As long as you don't sign anything there's nothing they can do. If pushed you can always be sneaky later on and say you decided not to sell, as their valuation wasn't high enough to make your move a possibility.

    As far as i know, you still can't get listed on rightmove without an EA though
