Land Reg Fee - No VAT

Completeion Search Fee - No VAT

Stamp Duty E-submission - No VAT

Bank Transfer Fee - No VAT

Your solicitors bills may show the above fees alongside his own fees. His fees will be VATable and the other fees are known as disbursements and No VAT applies but on first glance of an invoice from your solicitor it may look like they have, but that shouldn't be the case.

    thanks Jason
i thought this to be the case , the quote definantly shows vat on these items Except i think the completion search and the land registry fee it reads

    fees on purchase £200
    bank transfer £30
    completeion search £4
    land registry fee £50
    non refundable abort fee £30
    stampduty E submission fee £40
tracker fee (view progrees on internet £6
    total £160

    summary
    fee £200
    other payments £160
    VAT £53.55
    TOTAL £413.55

    (£200 + £160 - £ 50 and -£4 = £306 * 17.5 % = £53.55

so am i being over charged on the bank transfer ?
    thanks

In my firm, we do charge VAT on the bank TT fee and I presume the stamp duty e-submission fee is part of the solicitors services so that will also incur VAT

Thanks Jayencee, you are quite correct regarding the bank transfer fee, and the e-submission fee are a standard rated supply.

My mistake OP. I'm usually in bed by now is my excuse. :o:D

I think the general principle is that if the main item is vatable then the whole lot has VAT added. It is similar to selling something liable to VAT by mail order VAT is added to the postage and the item even though stamps have no VAT element. If you are selling a book for example which is zero VAT then the postage is also zero rated.

Land reg fee on purchase NO
completeion search fee No, (those searches are land registry ones and means £4 and possibly £2 bankruptcy per name on your mortgage)
stamp duty E submission on your purchase there is no such fee. You've got a dodgy law firm acting. This is a sneaky charge.
bank transfer fee YES as the law firm do not get charged. It is their time in submitting the funds this way.
