Buyer pulled out because of guesswork by his surveyor!

Surveyor told my buyer that there was no access to my maisonette unless I go accross the flat's forecourt who I live above. Which is simply not true. The surveyor hasn't seen the lease agreement, I can only presume he's used guesswork. Anyway, the buyer's lender refused a mortgage because of this reason, & although i've had 3 different mortgages from 3 different lenders without a problem, he hasnt decided to pull out as he's worried about the resale value because of the access!

This is the second buyer to have pulled out now. Another kick in the stomach. :(

oh no. Can you not explain all this to your EA so he can speak to your buyer. I suppose if there is no recourse then I would explain the access situ to the EA so he can explain this to future viewings?

That's bad news. We think our buyer's surveyor also gave them wrong information, they somehow got the impression that our septic tank is shared with another property. It isn't, and a letter from our solicitor soon cleared it up. Could you not get yours to do the same?

It's too late to do anything as the buyer's withdrawn his offer - & that's the end of it, apparently. The EA reckoned he had a very long conversation, but couldn't persuade him otherwise. I won't be using the EA in question as they've been useless anyway.

At least now i'm not in limbo anymore. It feels as though i've got my home back & i'm sort of more settled again, as opposed to waiting for something to happen. Bit of a weight off my shoulders in some strange way.

I had two viewings today actually, one party was very keen, what i'm dreading now is the flannel off the EA when they try & close a deal - you know the sort of thing "oh, you'll be silly not to accept <stupidly low offer> because of XYZ, its going to be a tricky one to sell, the buyer's on a very tight budget, but he's keen to exchange quickly, i'm on your side, i'm trying to get as much as I can for you, but i really dont think you're gonna get a better offer, blah blah blah" :( !!

Do you know - i've just had another offer, & now, because of a stupid neighbour who harrassed him about breaking into cars when he came back for a second viewing in the evening, he's withdrawn his offer.

    That's FOUR offers withdrawn now.

    How's my luck???????
