    Its going to cost more than £1,000. You have a key support beam missing that weakens all the structure above it. You need that checked out by a structural engineer, then if not to bad all the other costs.

    Personally I would walk away.

    Renegotiate...

    It's been on the market for 5 months and they took a offer £10k under the asking price. Now you are telling them that your mortgage lender is backing out unless they knock £1k off. I'd be amazed if they didn't especially as you'll be armed with the bank's own mortgage valuation.

    Remember, the estate agent would have to tell future buyers why you pulled out. Not a particularly good selling point for prospective buyers.

    They dont state that its missing just that the brickwork is craking above it a couple of bricks have sheard and that it needs checking and mortar re-doing. How likely is it that there is no lintel??

    They have said that they did have original doors & windows replaced with upcv patio door mid 90's and this could have caused issues outlined? The house itself is a semi ex-mod built 1950's.

    Contacted vendors EA this morning and gave them all the relevant information incl copy of mortgage valuation. They asked for contact name and number of surveyor which I was happy to give them. However, is the surveyor likely to speak with the EA bearing in mind that they are working on behalf of the lender?

    I was under the impression (from several EAs) that they are obliged to tell you why a purchase fell through between offer and exchange. I would have expected them to be economical with the truth but to essentially give you an idea as to why the sale foundered. I may be wrong, or it may just be specific to the agents I have used in the past but this seems to be their policy.

    You could always give your surveyor a call and let him know that the EA will be calling him. The surveyor is working for you so I think it's reasonable to ask him to reitterate to the EA that his valuation is for £134k and that this wont change.

    I wouldn't take an offer from the vendor to get the work done as this will probably mean the bank want it revalued after the work's been done, which could cost you money and take quite a long time. However, your surveyor / the bank can probably answer this question. I'd also start thinking about getting some quotes together. Structural work can get pretty expensive.

    The surveyors I have used in the past have all been very helpful and willing to talk, probably best to give yours a call and ask him what he thinks abou the situation 'off the record'.

    Vendors EA called this morning and have agreed to reducing price by a further 1k which is great news :j
