Converting a farm building.

Hi,

I wonder if anyone can help. We are in the early stages of looking into converting a byre into a house and we are after useful websites and advice?

My Wifes parents have offered us a two storey farm Byre and stone build hay shed on their farm to convert into a house. There is no listing on the buildings

1) One of the main worries in the tax question. Will we have to pay tax at all to get it transferred into our ownership. I cannot see the tax man being happy at a £100k property being transferred. Can the property be sold to family member for a small amount and still keep the tax man happy?

2) I am a VAT registered sole trader. Will this help me at all without causing trouble with the VAT man with the building costs? I know you can get grants and are sometimes not liable to pay VAT on building materials? What can I get grants for?

3) Does anyone know any decent places and websites for information about converting buildings.

4) What order do I do it in. We are currently costing up extra transport and living costs and am happy with that as long as buidling costs stay under £70k.

After this my plans are:-

Get a rough costing for the conversions from 2 builders.
Get the plans drawn up.
Planning permission.
Legal side with transfer of property.
Sell our house and start work.
Rent / Bridging loan depending on what works best for us.

Is this okay, and have I missed anything?

    I'd start by phoning the planning department. In some areas there's delta x of FA chance of getting permission to convert an agricultural building to residential. Without the possibility of planning permission you are wasting time and money starting anything else.

    Hi,

    The same thing has just been done to the next door farm. Whats been said as because its family moving to help with the upkeep of the farm it helps the cause slightly as well. Will speak to the neighbouring farm, and planning office ASAP.

    I think it was Grand Designs where someone did this but they had lived at the farm for 10 years prior to converting the property which had some affect/influence on the planning process.
